Featuring four distinct areas, including the Historical Zone with its four ensuite bedrooms, living spaces and an outdoor dining terrace, a Dining Zone with a regal dining room and a professional kitchen, a Sleeping Area with five additional ensuite bedrooms and a Comfort area with an indoor pool and a hammam well-equipped for our guests relaxation.

Among this luxury property outdoor highlights we find a large circular swimming pool and its adjacent Pool House and, just tucked away in the large grounds of Villa Giovanni Fasano, a tennis court that can also be converted into a football court.

Villa San Giovanni Fasano is accessed by automatic gate and comprises of four areas: the Historical Zone, the Dining Zone, the Sleeping Zone and the Comfort Zone.

Historical Zone (Living areas + 4 ensuite bedrooms + Guest WC, 280mq)

This Masseria style building spreads over two floors and is connected via stairs.

Ground Floor:

Living Room (55 mq): Two elegant sumptuous sofa face the stone fireplace, on the right we find another comfortable sofa and two stylish armchairs, on the left, there is a desk.

Kitchen & Dining Area (informal): the semi-open kitchen has direct access to the dining room that sits up to 12 people via a partition. It offers a contemporary feeling and is fully-equipped with the most modern amenities and marble countertops and splashbacks. There also is a tall table that can be either used as a working area or to have a quick snack as there are stools and faces the arched opening on the garden.

Room 102 (16 mq): it features 2 single beds, A/C and an ensuite with shower (6mq).  It has direct access to the garden via French windows that overlooks an outdoor patio

Room 130 (18 mq):21 This room is in the left wing and is equipped with a double bed, A/C, walk-in wardrobe, a TV and an ensuite with shower. It has direct access to outdoors via French windows.

Outside Dining Terrace: There are two distinct sitting areas: one is immediately opposite the indoor dining room and is shaded. The other one, one the left side, is not shaded and is perfect for a for a drink in the evening. Both areas boast a large round dining table each, comfortable chairs and sunloungers and face the well-manicured gardens.

Lower Floor: 

Room 129 (19 mq): it features a double bed, A/C and an ensuite with shower (6mq).  It has a private veranda with outdoor sitting furniture.

First Floor:

Room 100 (22 mq): This room is in the right wing and is equipped with a king-size bed, A/C, a TV and an ensuite with shower. Right in front of Room 100 there is a room with two single beds sofa that can host up to two guests and share the same entrance with 100, therefore it can be perfect for a couple with two children. It has direct access to the large terrace that boast outside furniture.

Dining Zone (135mq)

In the dining zone you will find the largest kitchen of the villa and a large dining room.

Dining Room (formal – 47mq): this is a formal dining room for your stylish dinner parties. There is a regal rectangular dining table with up to 16 upholstered chairs and a buffet. The room is regally decorated and has access to the external terrace via glass sliding doors. Please note that this room does not have A/C.

The wine cellar is accessible internally via stairs between the kitchen and the dining zone and there is a guest bathroom in the dining zone.

Sleeping Zone (5 ensuite bedrooms, 374mq)

This distinct area is easily spotted thanks to its 18^th century canopy bed on its roof and is accessible via stairs and spreads across two floors.

Ground Floor

Room 117 (19 mq): it features a double bed, A/C, a walk-in wardrobe and a spacious ensuite with a bath and a shower. It communicates with room 118.

Room 118 (29 mq): it features a double bed, A/C, a walk-in wardrobe and an ensuite with shower. It communicates with room 117.

Room 119 (24 mq): it features a double bed, A/C, a walk-in wardrobe and an ensuite with shower.

First Floor

Room 131 (16 mq): it features a double bed, A/C, a walk-in wardrobe and an ensuite with shower.

Comfort Zone (4 distinct sitting rooms and a bathroom, 240mq)

The comfort zone extends over two floors and is accessible via sliding glass doors and in the large hall we find a giant representation of a city skyline and a statue of a baby elephant that represents the contrast between nature and the modern world.

Overall, the Comfort Zone blends elements of contemporary furnishings with art pieces from all over the world, making this area of the house very elegant and picturesque.

As we pass through the hallway, we find a piano and the first sitting area.

This area boasts two sofas and two neoclassical armchairs arranged around a coffee table.

The second sitting area is just immediately after the first one and again, boasts two sumptuous sofas facing one another.

The second floor of the living room is accessible via stairs and there is a third sitting room that features a sofa that comfortably sits three persons, a sumptuous armchairs and neoclassical upholstered chairs, arranged around the imponent marble fireplace. There also is a stunning art piece: the Doll House Table, adding a sense of mystery and intimacy to this room.

In another corner of the Comfort Zone, we find a fourth sitting room that boasts  a TV, a large L-shaped sofa with three footstools.

SPA Area

The Spa area is accessible from the Sleeping Zone and  boasts an indoor swimming pool, a Turkish bath and a massage bed.

Outdoors Highlights:

Swimming Pool Area (300mq): The circular pool is surrounded by sunbeds and there is a semi-covered dining zone which is also well-equipped with everything you need for meals, including a sink, a dishwasher and a fridge.

Tennis Court: The tennis court  is well-equipped and can be converted into a football court should guest wish. It is immersed in the large gardens of the property.
