Ideally located, it is just 7 km from Positano and 10 km from Amalfi, making it the perfect base for exploring the Amalfi Coast while enjoying the tranquillity of a traditional seaside village. Praiano itself is known for its relaxed atmosphere, with a selection of welcoming restaurants, cafés, and bars centred around its two main piazzas.

Originally a 16th-century olive oil mill, the property was thoughtfully restored in 2006, preserving many of its original architectural features, including elegant domed ceilings and beautiful stone archways, while introducing modern comforts throughout.

From the street, approximately 20 steps lead down to a spacious terracotta-tiled terrace, beautifully furnished for outdoor living and framed by spectacular sea views. In the evenings, the terrace comes alive with subtle lighting, Moroccan-style lanterns, and an alfresco dining area that comfortably seats eight guests. The living spaces open onto terraces and a beautifully landscaped garden, creating a seamless connection between indoor and outdoor living.

Guests are welcome to enjoy the property’s vegetable garden, where seasonal produce such as tomatoes, potatoes, aubergines, wild rocket, and fresh herbs can be picked when available. A further 20 steps lead to the stunning infinity swimming pool (10.5 x 4.5 metres), where panoramic sea views create a truly peaceful setting. Beside the pool, a shaded pergola provides the perfect place to unwind, while an orchard filled with lemon, plum, and apricot trees adds to the villa’s Mediterranean charm. An outdoor shower is also available at pool level. Another sea-facing terrace, shaded by fragrant lemon trees, features a handcrafted ceramic table and wrought-iron chairs for relaxed outdoor dining.

The villa is arranged over two levels and comprises two self-contained apartments, each with its own kitchen and private terraces. The upper apartment offers two bedrooms and two bathrooms, while the lower apartment features a spacious bedroom, a bathroom, and a guest WC.

Modern amenities include Wi-Fi, satellite television, air conditioning, heating, a barbecue, and a sound system with music available throughout the villa. The kitchens and bathrooms combine authentic Italian craftsmanship – including handcrafted details, travertine marble sinks, and traditional Neapolitan tiles – with high-quality contemporary appliances, offering the perfect blend of historic character and modern luxury.
