Perched on a magnificent hillside, this elegant luxury villa enjoys breathtaking panoramic views across the rolling Umbrian countryside towards Lake Trasimeno. The interiors are stylish, spacious and filled with natural light, blending rustic authenticity with contemporary design. The heart of the main house is a beautifully appointed open-plan kitchen with a welcoming dining area, ideal for gathering over long Italian meals. Adjacent is a comfortable living room where guests can relax beside the large television after a day exploring Umbria.

Villa La Cotogna accommodates up to eight guests across four beautifully appointed bedrooms, with three bedrooms located on the first floor of the main house and one in the annex. The master suite is located in the annex, a centuries-old converted stone barn, where a luxurious king-size bed (180 x 200 cm) is positioned to make the most of the spectacular Lake Trasimeno views. The elegant en-suite bathroom features a bathtub, a separate shower and double washbasins.

The main house offers three further bedrooms on the first floor. Two are double rooms, each featuring a 160 x 190 cm bed, while the third is a twin room with two 120 x 190 cm beds. The twin room has its own en-suite bathroom, while the two double rooms share a bathroom. All three bedrooms enjoy peaceful views over the gardens, while three of the four bedrooms overlook the living room with its beautiful working fireplace and majestic antique mirror.

On the ground floor, a side entrance leads to a modern open-plan kitchen with a rustic dining area, alongside an inviting living room with a large flat-screen TV. The welcoming living space, centred around a beautiful working fireplace and majestic antique mirror, provides a charming gathering place for guests to relax.

One of the highlights of this outstanding luxury villa is its private wellness area. The home spa, complete with a sauna and sensorial shower, provides the perfect sanctuary after a day of sightseeing, hiking or wine tasting in Umbria. Whether visiting during the cooler months or the warmth of summer, this peaceful retreat offers complete relaxation in every season.

Outside, guests can enjoy the spectacular ten-metre swimming pool, perfectly positioned to capture uninterrupted views across the rolling hills of Umbria to the sparkling waters of Lake Trasimeno. The peaceful setting invites long afternoons spent lounging by the pool, dining alfresco or simply admiring the ever-changing colours of the Umbrian countryside from sunrise to sunset.

For a relaxed start to the day, breakfast can be delivered to the villa. A €50 delivery surcharge applies to breakfast orders for fewer than four people for the entire house, making this a convenient option for smaller groups.

With over 800 years of history, Montecolognola is a beautifully preserved medieval village boasting cobbled streets, ancient stone buildings, and panoramic lake views. Its elevated position also benefits from cooling breezes during the summer months.

The town of Magione is just a 7-minute drive away, where guests can find local shops and everyday essentials. San Feliciano is approximately 10 minutes by car and offers a selection of restaurants and bars, while the shores of Lake Trasimeno are also around 10 minutes away. With these amenities and attractions within easy driving distance, a car is recommended for exploring the area and surrounding towns.

Guests can easily explore the lakeside towns of Passignano sul Trasimeno and Castiglione del Lago, visit the historic city of Perugia, or enjoy boating, cycling, hiking, wine tasting, and lakeside dining around Lake Trasimeno. Well-equipped beaches, local shops, and excellent restaurants are just a five-minute drive away.
