Designed as a modern and welcoming family home, this luxury villa is laid out over two levels. The ground floor features a bright, stylish open-plan living and dining space with French doors opening to the garden, alongside a sunny, fully equipped kitchen with a breakfast table. Four air-conditioned en-suite bedrooms – all with French doors leading outside – complete this level, including a serene master suite with its own study.

The lower ground floor, ideal for children, teens, and a nanny, offers three additional bedrooms: one with two bunk beds, one convertible into a double or twin, and a spacious children’s room sleeping up to five. Two bathrooms serve this level, making it perfectly suited for larger family groups.

• Bedroom 4: 2 x single beds (can be 1 x double, 160cm x 190cm), bathroom across corridor with tub, washbasin and WC, French door onto the garden.

Lower Ground Floor:

• Bedroom 5: 5 x single beds (90cm x 190cm), shared bathroom.
• Bedroom 6: 2 x bunk beds (90cm x 190cm), en-suite bathroom with double washbasins, shower and WC.

Location

Villa Pescaia enjoys an exceptional position on the southern Tuscan coast, surrounded by some of Tuscany’s most fascinating natural and cultural attractions. Guests can explore the WWF Maremma National Park, a protected coastal reserve dotted with medieval towers, grottoes and an ancient abbey, where summer visits are accompanied by guides and magical night tours run from 8-11 pm. The region is also rich in Etruscan heritage, with the world-renowned archaeological sites of Tarquinia and Tuscania offering an unforgettable journey into ancient Etruria.

A short drive away lies Monte Argentario, a dramatic peninsula connected to the mainland by three causeways and known for its rugged coastline, lush Mediterranean vegetation and the stylish harbours of Porto Ercole and Porto Santo Stefano. Art lovers will enjoy the whimsical Tarot Garden by Niki de Saint-Phalle, home to twenty-two monumental sculptures inspired by the Tarot.

From Porto Santo Stefano, guests can hire a boat to explore the islands of Giglio – with its charming village, castle and hidden coves  –  and Giannutri, whose rocky coastline and Roman villa evoke the beauty of the Greek isles and offer excellent deep-sea diving.
