The open space living areas feature a kitchen with a rustic feel and the sitting area on the opposite side of the room. The kitchen is well-equipped with the most modern amenities and features a working counter and a round dining table that seats up to 6 guests. There is direct access to the terraced loggia that features an outdoor dining table that seats up to 6 people.

The sitting area boasts a 2-seater sofa and two armchairs elegantly arranged to create a comfortable space that also has direct access to the terraced loggia via two adjacent French windows

Bedrooms

Master Bedroom: it features a king-size bed that can be converted into twin beds upon request. It boasts an ensuite bathroom with a unique layout: one side houses a dedicated shower room, while the other includes a sink and a separate toilet. The ensuite area, conveniently located next to a French window-door leading to the garden, can be discreetly hidden behind a curtain. The room also enjoys direct garden access and an internal staircase that leads to a private mezzanine, providing stunning views of the garden. The roll-away bed can be added to this bedroom for an extra child upon request and for an extra fee.

Bedroom 2: it features a king size bed not convertible into twins and an ensuite: one the right side of the bed there is access to a distinct shower room and on the left side of the bed there is room that features the sink and a separated toilet. It has a large arched French window that gives access to the garden.

Outdoor highlights

The loggia is shaded and boasts incredible views of the Tuscan hills and the landscaped garden. It leads to the semi-hidden private swimming pool deck via a descending staircase. The large heated pool offers breathtaking views of the hills and the surrounding countryside and is also lined with sun loungers and umbrellas. It is heated every morning during May, September and October – however the heating can reach up to 23-26 C degrees in the colder months of Spring and Autumn. Another staircase on the left of the pool leads to the elevated sun deck terrace fitted with extra sun loungers and umbrellas and overlooks the pool area and the surrounding hills.

• The swimming pool is heated every morning during the colder months. The pool heating is included in the rental cost. Please note that, in alignment with Borgo Pignano commitment to the environment, green technology is used for heating. As a result, the pool temperature during the Spring and Autumn months is maintained between 23–26°C.
