It comfortably accommodates up to four guests in its two well-appointed double ensuite bedrooms with a shower each. The first double bedroom can also accommodate an extra child upon request* and is located on the ground floor and can be accessed via four descending steps, while the Master bedroom is located on the first floor and features large windows that offer stunning views of Volterra and has direct access to the covered loggia and the private heated swimming pool. The charming kitchen is well-equipped for any culinary need and has a rustic feel that reminds of an old traditional Italian kitchen. The living room has plush furnishings and an imposing fireplace, while the elegant dining room features a round dining table and a staircase that leads to the first floor. This lovely villa rental in Tuscany spans on two levels and is connected with stairs. The entrance, however opens up onto a mid level landing that either leads to the ground floor on the left, or to the first floor on the right.

Ground floor

The kitchen is spacious and well-equipped with the most modern amenities. It features a floating working top with a hob overlooking a large rectangular dining table that seats up to 8 guests. The dining area seamlessly leads to the living room via an arched opening in the wall creating a huge semi-open space. The kitchen area has also direct access to the covered loggia with an outdoor dining table that seats up to 8 people.

Living room: this elegant space offers a 3-seater-sofa and two armchairs.

It also features a round expandable dining table that seats up to 6 people. There, stairs lead first to a mezzanine where the fireplace is located and to the first floor.  The mezzanine also has access to the outdoor loggia with outdoor seating through a French door.

Entrance floor

Bedroom 1: this bedroom has a king size bed convertible into twins and an ensuite with a shower. It has direct access to the loggia terrace that features outdoor seating furniture. It also has a private separate bathroom that features a marbled shower. The roll-away bed can be added to this bedroom for an extra child upon request and for an extra fee.

First floor

Master bedroom: it features a king size bed not convertible into twins and an ensuite accessed via a step with a large, marbled shower. It has a large arched French window that gives access to a private covered balcony that overlooks the hills and features two outdoor wicker armchairs.

Outdoor highlights

The loggia is shaded and boasts incredible views of the Tuscan hills and the wide landscaped garden. It leads to the swimming pool deck via a descending staircase. Here, we find another open terrace that features another outdoor seating area on the left that consists of a 2-seater sofa and two armchairs shaded by a large umbrella. We descend another two stepsand we find a fountain that marks the swimming pool deck. The large heated infinity pool offers breathtaking views of the hills and the surrounding countryside and is also lined with sun loungers and umbrellas. It is heated every morning during May, September and October – however the heating can reach up to 23-26 C degrees in the colder months of Spring and Autumn.

• The swimming pool is heated every morning during the colder months. The pool heating is included in the rental cost. Please note that, in alignment with Borgo Pignano commitment to the environment, green technology is used for heating. As a result, the pool temperature during the Spring and Autumn months is maintained between 23–26°C.
