The estate unfolds across approximately 22,000 square feet of beautifully restored indoor space. At its heart is the main Villa, with 10 ensuite bedrooms alongside elegant sitting rooms, a library, living room, main dining room, bar, coffee café and show kitchen. A charming standalone two-storey guest suite occupies the former Church, while the Casina provides three further ensuite bedrooms and a shared sitting room warmed by a fireplace.

Yet it is the spaces between the buildings that truly capture the spirit of Tuscany. At L’Antica Taverna, spectacular views provide the backdrop for a leisurely aperitivo before dinner, while the Garden Patio invites long, informal meals around the table. Beneath the olive trees, the Pergola overlooks the meditation pond and provides shaded seating and dining for up to 30 guests. As evening falls, La Terrazza becomes the setting for cocktails, stargazing and fireside marshmallow toasting beneath the Tuscan sky.

The spectacular Pool Grotto is made for long summer days. A 20m x 10m infinity pool stretches towards the surrounding landscape, framed by private cabanas, loungers and sunbeds, with a generous shaded family cabana providing a comfortable place to gather. Towels, changing facilities, a shower, bathroom and drinks fridge ensure everything is close at hand, while goggles, fins and floats invite guests into the water. The pool is also fenced for added peace of mind.

Location

Set in the peaceful countryside of the Val di Merse, near the hamlet of Tocchi and the historic town of Monticiano, Borgo Santolina offers a secluded retreat surrounded by forests, rolling hills and the timeless landscapes of southern Tuscany. Despite its tranquil setting, the property is well positioned for exploring Tuscany’s historic towns, hilltop villages, wine regions and Mediterranean coast. The area is also a wonderful destination for food lovers, with seven Michelin-starred restaurants located within approximately 30-60 minutes of the property.

Monticiano, with its shops, pharmacy and town centre, is around 15 minutes away by car, while local restaurants and trattorie, including La Cocuzza in Tocchi, are approximately 10 minutes away. The surrounding countryside offers excellent opportunities for hiking, cycling and scenic drives, with the Riserva Naturale del Farma-Merse and the estate’s own farm and countryside trails close by. A car is recommended for exploring the area.

Siena is approximately 30 minutes away, offering medieval streets, elegant piazzas and the renowned Piazza del Campo. The atmospheric Abbey of San Galgano and Petriolo thermal springs are around 20–30 minutes away, while Florence can be reached in approximately 1.5 hours. The prestigious Chianti and Montalcino wine regions are also within easy driving distance, with the picturesque Val d’Orcia further afield.

Golfers can reach Royal Golf La Bagnaia in around 20 minutes, while Lago dell’Accesa is approximately 45–50 minutes away. For a change of scenery, the Maremma and Tuscan coast can be reached in around an hour, with beaches and seaside destinations including Follonica, Cala Violina and Castiglione della Pescaia. The region is renowned for its food and wine, with traditional trattorie, local farms, celebrated estates and Michelin-starred restaurants offering opportunities to sample the area’s Chianti and Brunello wines.
