On the ground floor, the luxury villa features a stylish living room with a modern, fully equipped kitchen. The villa has private access to the lake, with the property positioned directly in front of the water, just 1 metre from the lake, offering beautiful views of Isola Comacina. Guests can also exit directly through the garden gate and reach the public sandy beach of Sala Comacina in approximately one minute on foot.

The villa is perfectly placed for enjoying Lake Como, with restaurants and bars approximately a 1-minute walk away, including the nearby ROTEO restaurant. Guests can also make use of a private dock, while the MUSA Lago di Como pier is approximately a 1-minute walk away, providing a convenient departure point for private boat trips across the lake. This makes it easy to explore nearby Lenno, Tremezzina, Menaggio, and Bellagio by water.

Guests can visit iconic attractions including Villa del Balbianello, Villa Carlotta, and Isola Comacina, while golf enthusiasts can reach Menaggio Golf Club in approximately 20 minutes by car. Como city centre is around 30 minutes by car.
