The elegant Villa Marazza is located on a lush plot of terrain overlooking Lake Como and the Alps, just within a few minutes’ drive from the quaint lakeside village of Bellagio. On one side, a spacious terrace boasts breath-taking views of the mountains and admire incredible sunsets while enjoying delicious alfresco dinners. This luxury villa on Lake Como features 8 well-appointed bedrooms and accommodates up to 13 guests. Villa Marazza consists of two buildings: The Main House and the Guest House. The Main House accommodates up to 10 guests, while the Guest House the remaining 3 and is the ideal for staff or teenagers who are after privacy as it is not of the same standard of the Main House. The interiors of the Main Building have been custom-designed by renowned Italian architects, who chose to incorporate custom-made pieces and lush furnishings.

The meticulously manicured gardens feature imposing trees, water features, and statues, while a long line of hydrangeas creates the perfect setting for any photo shoot, with grand mountains in the background. The large heated swimming pool is designed to harmoniously blend with the surrounding nature and features a sunbathing island with sun loungers and umbrellas. On the opposite side of the garden, guests will find a pétanque court at their disposal and a gym equipped with modern machines. The villa offers maximum privacy for a large multi generational family or a group of friends and has easy access to some of the top villages in Lake Como, like Tremezzo and larger towns such as Lecco and Como.

This luxurious villa in Lake Como consists of a Main House and a Guest House, offering a total of eight bedrooms and accommodating up to thirteen guests. The Guest House provides a more casual setting, ideal for up to three teenagers or staff members.

The Main Building spans two floors, connected by an elegant staircase. The Upper Floor is accessed externally via a staircase, leading to a welcoming foyer. This level features a fully equipped kitchen, a guest bathroom situated between the kitchen and dining room, a spacious living room, and three beautifully designed double bedrooms.

The Dining Area, though part of an open-plan design, is set on a slightly elevated level, three steps above the living room. This space boasts breathtaking mountain views and features a long rectangular dining table that comfortably seats up to fourteen guests. The Kitchen is well-equipped with modern appliances and includes a breakfast table that seats four. Overlooking the garden, it provides direct access to a stunning terrace through a large windowed door.

The Living Room, designed for both relaxation and entertainment, features two sofas accommodating six guests, three lounge chairs, and four armchairs. Large glass doors open onto an expansive 120m² terrace, which offers a spectacular panorama of the lake and mountains. The terrace itself is furnished with a cozy outdoor seating area, including a three-seater sofa and four armchairs.

At the end of the corridor, the Master Bedroom offers a serene retreat with a queen-size bed, a Smart TV, and an en-suite bathroom featuring a double vanity, a jetted bathtub, and a separate shower. The Second Bedroom includes a double bed and a Smart TV, with an externally accessible bathroom featuring a bathtub and a separate shower. The third bedroom is also fitted with a double bed and a Smart TV and shares a bathroom with a bathtub and separate shower.

Descending to the Lower Ground Floor, guests will find a bright sunroom with panoramic lake views, a cozy media room with a Smart TV and a working fireplace, a charming library, and a stocked wine cellar. This floor also hosts additional bedrooms and a comfortable living area.

The Fourth Bedroom features a queen-sized bed, a Smart TV, and an en-suite bathroom with a separate shower. The Fifth Bedroom, positioned closest to the shared bathroom, is fitted with a single bed and shares a bathroom with a shower with the sixth bedroom. The Sixth Bedroom, also with a single bed, is accessible through the library. It is important to note that air conditioning is not available on this floor due to the naturally cooler temperature, but each bedroom is equipped with a Dyson Cool fan for added comfort.

The Guest House, though not matching the high standards of the Main Building, provides a functional and comfortable space ideal for teenagers or staff. Spread over two floors and connected by a staircase, it houses two bedrooms on the first floor.

On the Ground Floor, guests will find a spacious, well-equipped kitchen with access to a wine cellar, a guest bathroom with a walk-in shower, and a fully equipped gym. The Gym features Technogym equipment, including a treadmill, an exercise bike, a personal Kinesis, a Bench Personal with dumbbells up to 17.5 kg, an active ball, and mats. This fitness space overlooks lush greenery and provides access to a 16m² patio through two large French window doors.

The First Floor of the Guest House hosts two bedrooms. The Seventh Bedroom is furnished with a king-size bed, a Smart TV, and a shared bathroom featuring a bathtub with a shower fixture. This bedroom also enjoys a private terrace overlooking the garden. The Eighth Bedroom includes a single bed, a Smart TV, and shares the bathroom with the seventh bedroom.

The villa’s outdoor spaces are equally remarkable. The heated infinity swimming pool, spanning 84m² with a longest side of 14 meters and a depth of 1.4 meters, is designed to resemble a serene pond, nestled within beautifully landscaped gardens. Around the pool, ample sun loungers provide relaxation, with natural shade from surrounding trees and umbrellas enhancing comfort.

For guests with vehicles, the villa offers two private garages with ample space for up to eight cars, ensuring security and convenience. This exceptional property seamlessly combines luxury, comfort, and breathtaking scenery, making it an idyllic retreat in the heart of Lake Como.
