Set within the pristine British Virgin Islands, the estate is made up of three exceptional residences – Headland House, Mangrove Villa, and Beach Villa – together offering 11 beautifully appointed bedrooms.

Headland House
Sleeps up to six guests, with one master suite and two double bedrooms. Perched majestically on the north-eastern tip of Moskito Island, this luxury villa to rent boasts a sophisticated layout and expansive living spaces on the ground floor, leading to the opulent Great Room on the upper level, accessible via elevator for utmost convenience. A defining feature of the ground floor is the breathtaking wraparound infinity pool, which seamlessly intertwines with the Master Suite. The shared living space on this level includes a cosy sitting area with a state-of-the-art television, a fully equipped kitchen, and a circular bar adjacent to the pool – the perfect setting for cocktails.

The Beach Villa
Sleeps up to eight guests, with one master suite and three standalone bedrooms. A haven of coastal elegance, this cluster of residences occupies a coveted, sheltered position just above a pristine sandy beach, offering breathtaking views of the sea and the majestic Headland House. The elevated rooms are connected by a wooden walkway. The main house features a fully equipped kitchen fitted with premium amenities, including a full-size fridge, a temperature-controlled wine fridge, and a well-appointed mini-bar. Entertain with flair in the spacious open-plan living area, featuring two breakfast bars and a stylish dining table comfortably seating eight guests. Dine al fresco on the deck overlooking the infinity pool, or savour a meal beneath the morning sun at the adjacent dining table. For a beachfront dining experience, retreat to the shaded area beneath the guest house fondly known as ‘Gecko’. Inside, unwind in the lounge or enjoy a film on the television. A touchscreen panel allows you to effortlessly set the mood with lighting and activate the outdoor hot tub situated within the heated infinity pool.

Flamingo Nest Master Suite
Perched above the living space at Beach Villa, step onto the expansive deck with a plush daybed, offering serene views of the shimmering pool and lush surroundings. The king-sized bed provides unparalleled comfort, with a large-screen TV discreetly nestled within a wooden chest at the foot of the bed – perfect for cosy evenings of relaxation. The bathtub invites you to unwind and rejuvenate.
For added convenience, the suite features a vanity area complete with dual sinks and a separate shower. Behind the bed lies a charming nursery for up to two infants, ensuring a restful stay for the whole family.

Guest Houses
Thoughtfully situated on either side of the Beach Villa, three distinct guest houses – Turtle, Gecko, and Palm – each accommodate two guests and are meticulously designed. Each guest house features an en-suite bathroom, with selected rooms boasting outdoor showers. A private balcony is furnished with sun loungers, offering captivating views of the pristine beach and expansive sea beyond. Both Turtle and Gecko can be arranged with twin beds.
Beneath the Gecko guest house, an array of water sports equipment, beach toys, as well as ping pong and foosball tables, provide endless opportunities for leisure and recreation.

The Great Room
An ideal setting for unforgettable gatherings and celebrations. It features a signature corner bar, a lavish dining table capable of seating over 40 guests, and spacious games areas, inviting moments of leisure and entertainment. A fully equipped kitchen with talented chefs is on hand to elevate your dining experience.

Mangrove Villa
Sleeps up to eight guests, with one master suite and three standalone guest houses, offering exquisite views of Necker Island and Virgin Gorda. Situated amidst enchanting mangrove trees, the guest rooms are connected to Headland House and the neighbouring Beach Villa via wooden walkways. Rich wood interiors are adorned with Balinese-style accents and carvings. The ground floor of the main villa features a spacious lounge, a fully equipped kitchen, two breakfast bars, and a dining table, all seamlessly flowing onto a deck overlooking the infinity-edge pool and hot tub. The kitchen includes a full-size fridge, a separate temperature-controlled wine fridge, and an additional drinks fridge. Start the day with a sunrise breakfast on the terrace, or dine against the backdrop of the infinity pool with mesmerising sea views. A touchscreen panel allows you to control the lighting and activate the outdoor hot tub nestled within the heated infinity pool.

Treetops Master Suite
Located above the living space at Mangrove Villa, offering panoramic views of the sea and neighbouring Necker Island. The king-sized bed, concealed TV discreetly tucked into the footboard, a vanity area with dual sinks, shower, bathtub, and nursery ensure ultimate comfort. The private deck features a double bed swing – perfect for romantic evenings under the stars.

Guest Houses
Thoughtfully arranged to complement the elegance of Mangrove Villa, three additional residences – Lake House, Sunrise, and Sea Breeze – are located to the left and right and accommodate two guests each. Each guest house includes an en-suite bathroom, with some featuring outdoor showers for an immersive connection with nature. Relax on plush loungers on the private balconies offering panoramic views. Both Lake House and Sunrise can be configured with twin beds, ensuring a restful night’s sleep tailored to your preferences.

Recreation Area
Nestled along the eastern shores of the island, guests and homeowners can enjoy a wealth of leisurely pursuits and exquisite dining experiences. Location

Moskito Island is situated in the British Virgin Islands. The closest international airport is on Tortola (Beef Island – airport code EIS) which is a 35-minute flight from San Juan and a 1 hour 20 minute flight from Antigua.

It is possible to fly to the British Virgin Islands via many parts of the Caribbean, with the most popular routes being via San Juan, Antigua and St. Thomas.

Private jets can land at Beef Island and at the airport in St. Thomas (STT). By private launch Moskito Island is
approximately 30 minutes from Tortola and 10 minutes from Virgin Gorda where there is another smaller airport, however flights to this airport are limited and the runway is not paved.

Distances

The pristine shores of Moskito Island in the British Virgin Islands, just a stone’s throw away from the iconic Necker Island. Accessible via a scenic 30-minute boat ride from Tortola, the nearest international airport.

By plane from Terrance B. Lettsome Airport
Beef Island is where most of the guests will fly in. This may be by private plane or a commercial flight, into Terrance B. Lettsome Airport. When you arrive at the airport, you will be met by the driver and taken to the dock, which is a two-minute drive away. Here, you will swap over to the speedboat which will bring you directly to Moskito Island in around 30 minutes.

By plane from Cyril E. King Airport
This airport in St Thomas is a little further away in the USVI. As you are not in the BVI you will need to make your way to EIS or VIJ on a commercial charter flight, where you will be met and taken on to Moskito Island.

By helicopter
The Caribbean Buzz helicopter service operates between the BVI, USVI and San Juan during daylight hours only in an H145 twin jet engine helicopter, operated by two pilots, and seats up to eight passengers. Rates are for a one-way trip and handling; airport taxes and fees also apply. If this is booked on your behalf there is a 10% additional administration fee.

Local airlines
Fly BVI, Island Birds and VI Airlink are smaller private aircrafts operating between BVI, USVI, PR and Antigua.
Cape Air, Seaborne, Air Sunshine, Inter Caribbean, and VI Airlink (also private) are commercial airlines.
Win Air is an alternative for guests going through Saint Martin. Tradewind Aviation operate private flights to Virgin Gorda (VIJ) and Tortola (EIS) from Antigua, San Juan, St Thomas & St Croix. Scheduled flights to VIJ from San Juan are seasonally available.

Neighbouring islands
If you are staying on one of the beautiful neighbouring islands, the team can arrange a ride to Trellis Bay, Beef Island where the team will be waiting for a boat journey to Moskito Island. Yachts can also be anchored off the island. Of course, if you want to book your own transport and charter to reach the island this is completely fine.
